w Sell a Home a

If you are thinking of selling your home, chances are you're caught up in a mass of emotions. You may be looking forward to moving up to a new home or facing the uncertainty of a major move across country. You may be reluctant to leave your memories behind or eager to start new and exciting adventures.   Remember, we are here to help you with any of your needs.  Call or e-mail us today!  Our goal is to make your dream come true.

Selling your home is one of the most important decisions you will make in your life. How much is it REALLY worth? How long will it take to sell? How do you handle buyers making undesirable offers?

As top real estate advisor with years of experience and a proven track record, it is our job to guide you through this complicated process, from beginning to end. We want you to get the maximum value for your home, within YOUR time frame. Here are just some of the things that we will do to market and sell your home:

- Buyers want to buy your home for as little as possible! Through detailed comparisons between your home and recently sold homes, and other properties currently on the market, together we can determine what your home is really worth in today's market. In the industry this is called a Comparative Market Analysis or CMA. We will do this for you, for free.

- Buyers have their own timelines, which might not be yours! We make sure they don't waste your time by qualifying them as to their real ability to afford your home.

- More buyers interested in your home means more money in your pocket when it is sold. Our extensive marketing of your home assures you of maximum value. We can place your home on our web site within a few minutes time!

- When we begin marketing your home, we will immediately notify all the buyers that we are helping find their ideal home. We'll also notify all the REALTORS® in this area that we work with, who quickly tell their homebuyers. It is a powerful way to jump-start the sale of your home!

- You and a member of our team will walk through your home together. We will advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! Be careful.

- Contracts are complicated, and intimidating. You don't want to go to a closing with some doubts. You will have the full benefit of our real estate experience and knowledge for a smooth and successful closing. We recommend that you do not sign on any dotted lines without asking us first.

You pay no up front costs for our services! So you can bet that we will work hard to get your home sold, for as much as this market will possibly bear. We will also work within your time frame and your needs. For example, sometimes it can be hard to sell and move out of your current home, and buy and move into a new home, all at the same time! We can help smooth this out.

Ask us ANY question about selling your home or property or request our FREE in-home presentation on how we would market your property. There's no obligation, and we promise to get back to you quickly...

The majority of home sellers take on the task with an ally: a Real Estate Agent. They feel that it is better to entrust the sale of their biggest investment to a professional, rather than attempting to learn about selling a house in a trial and error method. In addition, many people would rather use an Agent due to the complexities of modern Real Estate transactions since they usually incorporate legal and financial attributes, which takes them well beyond more simple transactions, such as the sale of an automobile.

Some of the other advantages of working with Agents that home sellers will list include: access to the Multiple Listing Service (MLS) so that large numbers of buyers will have access to the seller's property, the fact that the Agent absorbs all of the cost of advertising and marketing, and the screening that will be done of potential buyers by Agents. In addition, the Agent handles the lion's share of the details of negotiation.

Home Selling Tips:

  1. Make the Most of that First Impression
A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted - or at least freshly scrubbed - front door. If it's autumn, rake the leaves. If it's winter, plant some colorful flowers near the entry. The fewer obstacles between prospects and the true appeal of your home, the better.

  2. Invest a Few Hours for Future Dividends
Here's your chance to clean up in real estate. Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh wallpaper adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it could look, "with a little work."

  3. Check Faucets and Bulbs
Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don't let little problems detract from what's right with your home.

  4. Don't Shut Out a Sale
If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect's mind. Don't try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.

  5. Think Safety
Homeowners learn to live with all kinds of self-set booby traps: roller skates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.

  6. Make Room for Space
Remember, potential buyers are looking for more than just comfortable living space. They're looking for storage space, too. Make sure your attic is clean and free of unnecessary items.

  7. Consider Your Closets
The better organized a closet, the larger it appears. Now's the time to box up those unwanted clothes and donate them to charity.

  8. Make Your Bathrooms Sparkle
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.

  9. Create Dream Bedrooms
Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.

  10. Open up in the Daytime
Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is.

  11. Lighten up at Night
Turn on the excitement by turning on all your lights - both inside and outside - when showing your home in the evening. Lights add color and warmth, and make prospects feel welcome.

  12. Avoid Crowd Scenes
Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they're likely to hurry through. Keep the company present to a minimum.

  13. Watch Your Pets
Dogs and cats are great companions, but not when you're showing your home. Pets have a talent for getting underfoot. So do everybody a favor: Keep Kitty and Spot outside, or at least out of the way.

  14. Think Volume
Rock-and-roll will never die. But it might kill a real estate transaction. When it's time to show your home, it's time to turn down the stereo or TV.

  15. Relax
Be friendly, but don't try to force conversation. Prospects want to view your home with a minimum of distraction.

  16. Don't Apologize
No matter how humble your abode, never apologize for its shortcomings. If a prospect volunteers a derogatory comment about your home's appearance, let your agent handle the situation.

  17. Keep a Low Profile
Nobody knows your home as well as you do. But your agent should know buyer - what they need and what they want. Your agent will have an easier time articulating the virtues of your home if you stay in the background.

  18. Don't Turn Your Home into a Second-Hand Store
When prospects come to view your home, don't distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all.

  19. Defer to Experience
When prospects want to talk price, terms, or other real estate matters, let them speak to an expert - your agent.

  20. Help Your Agent
Your Agent will have an easier time selling your home if showings are scheduled through his or her office. You'll appreciate the results!
